Phase 3: Contract to Closing (30 to 45 Days)
Once you're under contract, Southeast Idaho closings typically run 30 to 45 days, covering:
- Inspection period (usually 7 to 10 days)
- Appraisal (ordered early, but can take 2 to 3 weeks depending on the lender and appraiser availability)
- Underwriting and final loan approval
- Title work and closing coordination
Cash buyers can move faster, sometimes closing in two to three weeks. VA and USDA loans, common in our rural areas, can occasionally add a few days for extra documentation, but rarely add weeks if your lender is experienced with them.
So, Realistically: How Long Does the Whole Thing Take?
